Calgary Bedroom Communities Report Record Home Sales for 2014
The housing market for resale homes on the outskirts of Calgary was hot in 2014 with record prices and sales being recorded. The Calgary Real Estate Board statistics show that records were set in the towns of Cochrane, Chestermere, Okotoks and Airdrie. There were also record highs recorded for country acreages around the city.
The average sale price for country residential acreages went up to $866,905 while the average prices for homes in the bedroom communities near Calgary were as follows:
- Airdrie - $387,103
- Okotoks - $434,214
- Cochrane - $435,081
- Chestermere - $505,588
Listing sales reached peak levels with 1,031 country residential homes sold last year. In the surrounding towns, the peak levels for 2014 total listing sales were as follows:
- Airdrie – 1,695
- Okotoks - 770
- Cochrane - 748
- Chestermere - 441
In Calgary, the average home sale price reached a record $483,079. Records for average sale prices were set in the single-family, condominium and townhouse sectors. There were a total of 25,664 homes that changed hands from the listings in 2014, which was the fourth highest ever recorded.
As the prices of homes continued to climb in Calgary proper during 2014, more and more potential home buyers looked at more affordable options in the bedroom communities. As well, with the city of Calgary experiencing tight market conditions, many people wanted more selection and started to do their home shopping outside the city limits.
Living outside of the city comes with its own set of benefits that cannot be ignored. It's a quieter setting and these small communities have retained their small-town atmosphere. When living in the city isn't an option, these communities are a great place to call home.
