Southwest Calgary Real Estate Market
Southwest Calgary is geographically the biggest quadrant in the city and home to some of the city's most prestigious addresses. This area stretches south of the Bow River and Canada Olympic Park to the southern city limits. It is west of Centre Street and Macleod Trail. From the Paskapoo slopes to the lush pastures next door to Spruce Meadows, the Southwest offers a wide selection of home options in Calgary's most popular neighbourhoods. The Tsu Tina First Nations Reserve is on the western edge of Southwest Calgary; therefore most development has been pushed southward, with some country development on one-acre lots or more along the Highway 8 corridor to the west.
Mount Royal, Elbow Park, Roxboro, and Rideau are century-old communities just outside the downtown core. Some of the original mansions built when Calgary was making its mark on the oil and gas map of North America still remain, with newer, grander homes finding their place in the fabric of these neighbourhoods. There are many fine homes in nearby Scarboro, some offering views of the city skyline. A trip down Elbow Drive will take homebuyers into other spectacular neighbourhoods such as Bel-Aire, Britannia, and Mayfair, with Eagle Ridge and Pump Hill just beyond.
The Southwest is home to many communities, such as the mid-century neighbourhoods of Altadore, Kingsland, Chinook Park, Haysboro, and Southwood. These established areas have schools and excellent transit connections. Redevelopment of some of these neighbourhoods has seen the construction of beautiful new in-fill homes, highly desired because of the close proximity to downtown Calgary and their beautiful mature trees.
Farther out are communities built in the 1970s and 80s, such as Canyon Meadows, Woodlands, Woodbine, Evergreen, and Millrise. These areas border Fish Creek, Canada's largest urban provincial park and home to Western Canada's most prolific wildlife species. Newer communities in the Southwest such as Somerset, Bridlewood, and Silverado have wonderful mountain views.
Southwest Calgary Community Amenities
When the LRT was developed in the early 1980s, the Southwest was the first quadrant to be served. Now the line connects branches in every direction, with the Southwest served by two of these rapid transit lines. One stretches all the way to the Somerset/Bridlewood Station and the other west along 17 Ave SW to 69 St SW. Feeder buses take commuters from all stations to every part of the Southwest.
There are excellent amenities in Calgary's Southwest, beginning with golf courses. These include the iconic Calgary Golf and Country Club along the Elbow River, the Earl Grey Golf and Country Club, and the public Lakeview course, both to the west of the Glenmore Reservoir. There are urban parks such as Stanley Park, North and South Glenmore Parks, and of course, Fish Creek. Each park has hundreds of kilometres of walking paths and bike trails each connected to the other.
Southwest Calgary boasts many excellent indoor recreation centres such as Westside Rec Centre, Southland Leisure Centre, Cardel Recreation Centre, and Glenmore Athletic Park with an outdoor track, velodrome, and soccer pitches. The Calgary Rowing Club and the Sailing Club offer recreation on the Glenmore Reservoir, created in the 1930s when the Elbow River was dammed and a water treatment facility constructed.
Residents of the Southwest enjoy some of the city's finest shopping. That includes Holt Renfrew, a very chic retailer downtown at 4 St and 8 Ave SW, next to The Core, a multi-level shopping mall spanning several city blocks. Other major centres include Chinook Centre and Southcentre Mall. Comprehensive shopping centres with every store and service imaginable are located in Signal Hill, Aspen Woods, and Shawnessy.
Southwest landmarks include the television tower on the west side of the city, on the escarpment referred to as Broadcast Hill. On the southern edge of the escarpment are large letters laid out with white stones. These are squadron numbers on the ridge of the community of Signal Hill, laid out by members of the air force once stationed at airfields in Southwest Calgary more than 90 years ago.
In addition to its prestigious communities, SW Calgary is also home to many of the city’s most popular entertainment districts. Downtown, Eau Claire, 17th Avenue, and the Marda Loop are home to some of the city’s most popular shopping and dining venues, further adding to the appeal of the area’s communities.
With the construction of the west leg of Calgary's Ring Road, the Southwest will continue to be a highly sought-after area of the city.
